We've created this guide for prospective landlords keen to find out more about our services.

  • Routine Visits Twice Yearly

    We send out our inventory clerk to inspect your property once every 6 months. We then review this report, provide advice and help to tenants if there are issues that need resolving and ensure we send a copy to our landlords.

  • Tenancy Creation & Rent Collection

    We thoroughly vet all of our tenants through a stringent referencing process utilising advanced software to run background checks.


    Seamless rent collection with online statements and tightly managed credit control service. Our system automatically reminds tenants to pay their rent before its due.

  • 24/7 Maintenance & Repair

     Our tenants have 24/7 access to our maintenance and repair teams. 


    During office hours, our team can rapidly sort any issues using our teams of trusted trades people. 


    Outside working hours we have an out of hours call service. Qualified tradespeople offer a video call servicve to assist tenants with emergencies. If the issue cannot be rectified a qualified tradesperson will be dispatched. 

  • WhatsApp Groups

    We have WhatsApp groups for all of our tenants.  Our tenants love that we can communicate with them quickly and easily. They can send videos and images so that we can quickly assess the urgency of any issues they report to us. 


    We have saved our landlords £££ by repairing issues remotley over our WhatsApp groups!

  • How we Market

    We advertise on the major portals such as Rightmove, Zoopla, Prime Location, Gumtree and many more sites. 


    We will  always to take good quality photos and a video of your property as well as drawing up a floorplan.  New potential tenants have all of the info they require to make an informed decision

  • We're an experienced team

    Our team has a combined experience of over 40 years in letting property. We are active investors ourselves so we treat your assets as though they were our own. 

  • A Simple Fee Structure

    We  keep things as simple as possible when it comes to our fees.


    We have two services - fully managed or let only. 


    Separate fees are charged for inventory check in and check out as these are carried out by an independent company.

    Fully Managed Service (inclusive of VAT)

    £360 Tenancy setup fee.

    £60 tenancy renewal fee.

    12%  management fee per month.

    14% management fee for HMO's per month.


    Tenant Introduction Service 

    our fees are 10% (inclusive of VAT) of the annual rent

We've created this guide for prospective tenants keen to find out more about renting a property from us.

  • How do I make an offer?

    Once you have found a suitable property, you will be in a position to make an offer to the landlord for their consideration.


    Please note that any offer you make would be subject to you fulfilling our reference criteria.


    We recommend you consider the following key points which will form part of your tenant application:


    Price -  what is the best price you can pay.


    Start date - are you able to move in on, or very close to, the available date and reduce the potential void period for the landlord.


    Tenancy length -  are you able to offer a long-term commitment, say of two or three years. Long term tenants can be more attractive to landlords.


    Upfront payments – if you are able to pay more rent in advance this reduces the risk to landlords of missed payments.

  • How do I reserve my chosen property?

    You will be requested to provide a Holding Fee (1 weeks rent) which secures the property for you, subject to contract and references. These fees are non-refundable should you decide to pull out of the application or change your mind.


    In the event your references prove unsatisfactory, the holding fee would be non-refundable.


    As soon as your offer has been accepted by the Landlord, we will apply for references and draw up the relevant documentation which will form the basis of the agreement between you and the Landlord. You will receive written confirmation of your acceptance and you will be provided with the next steps.

  • How will I be referenced?

    We will conduct a range of checks and references on all prospective tenants. 


    Should you feel uncertain as to your suitability or have specific requirements, please contact us and we will be happy to help.


    We will contact your employer for information regarding your employment status. If you are currently in rented accommodation, your landlord will be contacted regarding your current tenancy information. If you are self-employed, we will need to contact your accountant and/or be provided with proof of bank statements identifying income. A credit check will also be conducted for all individuals concerned.


    To help ensure your referencing goes smoothly and quickly, please let your referees know beforehand they will be requested to provide information to us about you. 


    Occasionally, a guarantor will be required. You will be informed at application stage if this required, and an additional guarantor application form will be provided for them to complete.


    Please note: the same criteria will apply to the guarantor and, furthermore, the guarantor must earn the equivalent of 3 times the yearly sum of the rent, be in full time employment or be able to prove via bank statements, that they have “independent means”. A guarantor must be a UK resident.


    The guarantor must be aware that they will act as a guarantor for you, (and your partner/housemate if you are moving in to the property with another individual), for the entire occupancy of the property, not just for the period of the initial tenancy term.


    Following successful referencing and checks, we will require at least 5 weeks rent as a deposit with one month's rent paid in advance before you move in.

  • How will I receive my tenancy?

    An electronic draft copy of the tenancy agreement will be emailed when all references have been received and all ID has been provided. We strongly recommend you read the full agreement and are aware of your contractual obligations.

  • Deposit Information

    You will be required to provide the agreed sum of rent and deposit before taking possession of the property.


    The deposit is required for the full tenancy against loss, damage or charges payable at the termination of the tenancy. This is usually the equivalent of 5 weeks rent but this may vary, therefore we suggest you check and confirm the amount stated within your contract. 


    Your deposit will be held securely by My Deposits or the DPS. 


    Your deposit is returnable in full at the end of the tenancy, subject to final inspection of the property. Deductions will be made for cleaning and any damages should the property and garden areas not have been left in a satisfactory condition as noted in your check-in inventory.

  • When is my rent due?

    Rent is to be paid monthly in advance of the first day of the tenancy, following this it is to be paid on the first of the month.

  • Tenant Fees

    Holding Deposit 

    One week's rent. This is to reserve a property. This will be withheld if any relevant person (including any guarantor(s) withdraw from the tenancy, fail a Right-to-Rent check, provide materially significant false or misleading information, or fail to sign their tenancy agreement (and/or Deed of Guarantee) within 15 calendar days 


    Security deposit (per tenancy) 

    Five weeks' rent. This covers damages or defaults on the part of the tenant during the tenancy.

  • Emergency Information

    During working hours Mon - Fri, please contact us via your Whatsapp Group in the first instance.

    Water Leaks which cannot be stopped by turning off an isolation valve/stop tap.

    Burglaries which require doors and windows securing.

    Locked out of the property due to faulty/collapsed lock.

    Boiler breakdown in extreme weather conditions.

    Electrical wiring/installations causing sparking or shocks.

    In the event that you need to use the Client Money Protection scheme, you'll need to provide supporting evidence that you have not received the money you were legally entitled to. You will need to provide the management contract, tenancy agreement or deposit protection certificate along with bank statements.
