The Aim of the Programme

Our mentoring course aims to teach you the skills required to help you along your property journey.


We aim to help you:

Course Content

Business Foundations

In this module, you will learn about the building blocks for your enterprise: how to develop a business plan or adapt a current one, set up a limited company, the systems you will need for accounts, the necessary insurance for your business, and the importance of a professional body. 


You will also learn how to use effective project management software and develop a networking calendar. We will take you through the development of your brand, including social media, websites and business cards. Most importantly, you will learn how to develop a resilient mindset - a must in the property space!

Sourcing

Module two is all about sourcing properties. We cover how and where to find them, and how to work with agents and sellers. You will learn how to properly analyse deals, secure properties, and plan ahead with exit strategies. We will cover the legal side, including the contracts that you need to have and how and when to use them. You will also have the chance to practise using your newly found skills in practical exercises with estate agents, to gain experience in negotiating and making offers.

Understanding Finance

In the third module we learn how to finance your property purchases, what types of finance there are available and how to employ the best qualified professionals to help structure things carefully and effectively for you to build a lasting legacy.

Structuring Deals

In this module, you will learn how to structure deals and put systems in place inside your property business, building on what you've learnt in the previous modules. You will learn the skills required to review your current processes, create your own workflows, delegate tasks effectively, and put processes in place to take your business from A to Z.


We will provide you with a project management template to help you run your portfolio efficiently. You will learn how to properly use checklists, make hiring staff and VAs simple, and save money by automating processes with utilities, mortgages and other services.

Refurb Day

The fifth module is about refurbishing properties. You are going to learn how to get the best trades people at the best price, protect yourself legally when instructing building teams and the insurance you will need. We will make sure you have contingency plans in place and how to communicate efficiently with your trades people. We also take time to learn how to stage a property for marketing, source furniture and white goods, and how to ensure great quality photos.

HMOs

In the last module, you are going to learn all about HMOs. You will learn about all of the various rules and regulations surrounding HMOs to make sure you are fully aware and protected. We will teach you how to streamline your HMO systems, keep your properties filled and teach you how to find tenants and keep a harmonious household with regard to the  tenant ideal type.
