One of the most common delays in purchasing a home stems from the financial advice you receive from the very outset as well as being able to show proof of funds or a mortgage in principle.  This is a crucial part of the process and you will need to understand how you are planning to finance the purchase of your new home.

With interest rates and mortgage products changing frequently we strongly advise you to speak to a professional qualified mortgage advisor at your earliest opportunity.

We work closely with a mortgage advisor that covers a wide range of products within the complete market place and may be able to find you a product, your high street bank won't be able to.

PPLICANT MANAGEMENT

At Bonds we believe in managing our applicants and potential buyers in an effective and efficient way. Whilst its advantageous to register with us for email alerts direct, we also believe remaining in contact with you throughout your search in order to show you potential properties at the earliest opportunity. We also aim to establish your motivation for moving and source the perfect property meeting all of your requirements.

VIEWINGS

Upon sourcing your perfect property, we are in a position to book a viewing on your behalf. Our 8am – 8pm viewings allow us to accommodate viewings times around your work and other commitments. OFFERS

Once the viewing has taken place and you have decided to proceed, we can then receive and present your offer to our client.  At this stage, any additional sale terms should be highlighted for the vendors consideration. We will acknowledge all offers in writing to the address provided. If the offer has been received and is below the vendors expectation we will work on behalf of both parties to agree a mutually beneficial outcome.

OFFER ACCEPTED

Once the offer has been accepted all parties will be notified in writing and the terms of the sale detailed in the memorandum of sale document. At this point, you will be expected to provide proof of funding via proof of cash, mortgage in principle and the proof of deposit.

SALE AGREED

You will need to instruct a solicitor. Should you require assistance, we can provide recommended firms which many of our clients have and continue to use.

The solicitors will then write to all parties and you will instruct a surveyor to conduct a survey of your property (the “agreed sale” is subject to the contract and any survey) your mortgage offer (if required) will also be subject to the results of the survey.

The sellers’ solicitors will request the title deeds from the lender (if appropriate) or the sellers. The fixtures and fittings form must be completed at this stage.

The solicitors draw up the draft contract which sets of the terms of the sale and sends it to your solicitor together with all relevant documents. Any enquiries will then be raised, the title deeds and lease (if applicable) will be checked and local searches carried out.

Once the draft contracts have been approved, it can be signed by both parties.

COMMUNICATION

We believe most unsuccessful sales are a result of poor communication between connecting parties. We pride ourselves on our service but also the service delivered by our extended third parties. You will have complete access to their details in order for us to progress the sale in the most effective and efficient way. SALES PROGRESSION

Do you know who you are dealing with? – We believe that retaining control of the sale allows us to not only to provide constant communication to our buyers based on real-time factual information but also allows us to drive the sale in the right direction. The control we retain allows us to plan and avoid unforeseen delays and costly fall through.

EXCHANGE OF CONTRACTS

As long as the mortgage offer has been received and cleared funds placed with your solicitor, a mutually convenient date can be agreed upon for the exchange of contracts.

COMPLETION

The completion and your actual house move can take up to or between 7 to 28 days depending on yours and your sellers respective solicitors.
